What a commercial boiler service covers

A standard service on one boiler covers:

  • The burner, checked as part of every service
  • A combustion check with a flue gas analyser, which reads the gases the boiler is producing
  • The flue, inspected
  • The safety devices and controls, checked

Anything that needs replacing is further work, quoted first.

Planned servicing of a whole plant room goes further. The pumps, valves and pressurisation unit around the boilers are checked too, plant that is close to replacement is pointed out, and the work is priced after a site survey. That is set out on ourplant room maintenance page.

How often a commercial boiler needs a service

The maker's instructions for each boiler set how often it is serviced and what the service includes. The law behind them is regulation 35 of the Gas Safety (Installation and Use) Regulations 1998, which puts the employer in charge of keeping gas appliances, pipework and flues at a workplace in a safe condition. Where no instructions are available, HSE's guidance for landlords recommends a service every year, unless a Gas Safe registered engineer advises otherwise.

Which British Standard applies depends on the boiler's size. BS 6644 applies to gas boilers rated above 70 kW net and up to 1.8 MW, and to a set of smaller boilers whose inputs together pass 70 kW. BS 6798 applies to boilers of 70 kW or less that heat homes, homes in commercial buildings included. Prices for a business

From £170 + VAT for a standard service. The price is per boiler, and depends on the boiler's make and model. Outside standard hours (8am to 5pm, Monday to Friday), and at weekends, this is charged at twice that: £340 + VAT. Materials, parking and the congestion charge are added where they apply, and further work beyond the package is quoted first.

  • Full strip service: from £180 + VAT, per boiler. Like the standard service, the figure depends on the make and model. Out of hours: priced when you call.
  • Service and gas safety check together:from £200 + VAT, service and certificate for one boiler. Each extra gas appliance on the certificate is £110 + VAT. Out of hours:priced when you call.
  • Gas safety check on its own: from £110 + VAT, per appliance. Out of hours: from £220 + VAT, per appliance.

Breakdowns, any hour

A boiler that fails at a business can be reported 24 hours a day, 365 days a year, and you are given an arrival window on the call. A breakdown call out is charged per engineer:

  • 8am to 5pm, Monday to Friday: from £150 + VAT, first hour
  • Evenings, nights and weekends: from £290 + VAT, first hour

Gas safety records at business premises

A workplace has no fixed yearly gas certificate in law, but the employer must keep its gas appliances, pipework and flues safe. A gas safety check at a business is recorded appliance by appliance. If the building also has people living in it, such as hotel guests or staff with rooms on site, the landlord rules in regulation 36 apply as well: a check every 12 months on the gas that serves those rooms, written up on a landlord gas safety record.

Replacing a commercial boiler
