Drain unblocking in London
Drain unblocking and blocked drains in London are the same job under two names, and we do both: commercial kitchens, the shared runs behind a block, and sinks, toilets and gullies.
What we clear
- Commercial kitchens and washrooms. Heavier fat loads and higher volumes. Same rota, day and night.
- Kitchen sinks and utility drains. Usually fat and food waste in the trap or the run behind it.
- Toilets and soil stacks. Wipes cause most of these. If sewage is rising, say so and the job goes on the emergency rota.
- Baths, basins and showers. Hair and scale, mostly. Quick to clear.
- Outside gullies, manholes and inspection chambers.A flooded gully often means the problem is further down the pipe.
Most drain unblocking in London is one visit: clear the run and explain the cause. All work carries a 12 month guarantee, backed by £10 million of public liability insurance.
When the same drain keeps blocking
A drain that blocks repeatedly has a reason: fat arriving faster than the pipe can pass it, scale narrowing the bore, a low spot holding water, or damage along the run. Clearing it again only moves the date of the next blockage.
So when a blockage keeps coming back, we investigate. The engineer finds where the run fails and why, explains it, and quotes the repair.
For blocks of flats and managed portfolios this is often the whole problem. That work has its own page, commercial drainage, and there is a dedicated page forblock managers.

What it costs
From £110 + VAT (£132 inc VAT) per engineer for the first hour between 8am and 5pm, Monday to Friday. Outside those hours, weekends included, the first hour is £198 + VAT (£237.60 inc VAT) for homes, or £290 + VAT for commercial premises. The first hour covers the call out and finding the fault. After that the visit is charged by the hour, with materials and parking added where they apply. A return visit or further work is quoted first. Our price tool shows the rate for right now.
If clearing the drain uncovers something bigger, the engineer explains what has been found, and that further work is quoted first.

Urgent bathroom fault, same visit fix
An urgent bathroom problem in Hackney. The office found an engineer to attend as soon as possible, and the fault was fixed on that first visit rather than booked back in.
Reviews you can check
Rated 4.95 out of 5 on TrustATrader, and 9.95 out of 10 on Checkatrade from reviews left for CJ Plumbing & Heating, one of the two businesses that merged to form Neos. Every review is on a platform we cannot edit, and the links go straight to the originals.
Stars are drawn from each platform’s real score and never rounded up. The average is weighted by how many reviews each platform holds, and uses the lower of the two TrustATrader scores.

Blocked drains, answered
Do you clear drains for commercial buildings?
Yes: commercial kitchens, washrooms and communal drainage in residential blocks, on the same 24 hour rota. Recurring problems are investigated and repaired at the cause.
Is a blocked drain an emergency?
Yes when wastewater is rising instead of draining. That goes on the same 24 hour, 365 day rota as our emergency plumbing. A slow draining sink can wait for a booked visit.
Whose responsibility is a blocked drain: mine, my landlord’s or the water company’s?
Drains serving only your property are usually the owner’s responsibility. Shared drains and sewers beyond the boundary usually belong to the water company. If you rent, report it to your landlord or agent.
Why does my drain keep blocking in the same place?
Something in that stretch is catching waste: fat, scale, a low spot or damage. Clearing it restores flow but leaves the cause. Fixing the cause usually costs less than repeat clearances.
Should I try a chemical drain unblocker first?
Caustic products rarely shift a real blockage. The chemical water they leave makes the job slower and more hazardous. Try a plunger on a sink. Do not keep flushing a blocked toilet.
