Your coordinator raises the job once, and is not left relaying times between an engineer and a flat; a return visit or further work is put to you before it goes ahead. What we cover

In the shared parts of a block, the communal boilers and pumps come underplant room maintenance, with risers, tanks and communal leaks undercommercial plumbing and the shared drains undercommercial drainage. Gas safety certificates across the portfolio
Each let home with gas appliances needs a safety check every year by a Gas Safe registered engineer. Tenants already in the property must get a copy of the record within 28 days of the check, and a new tenant before moving in. Each record is kept until two further checks have been done, which is about 2 years, and a check carried out in the 2 months before the due date keeps the existing renewal date (renewing early).
A certificate is from £110 + VAT (£132 inc VAT), per appliance. With the boiler's service done on the same visit, the price is from £200 + VAT (£240 inc VAT), service and certificate for one boiler.Each extra gas appliance on the certificate is £110 + VAT (£132 inc VAT). What compliance paperwork do you produce?
Landlord gas safety certificates (CP12) where needed, and condition surveys of communal plant with anything near end of life flagged to you.
Can you keep gas safety certificates on schedule across our lets?
Yes. Send the list of properties with their renewal dates and we book each check as it comes due, arranging access with the tenant. A check in the 2 months before the due date keeps the same renewal date, so the schedule does not drift.
Who registers communal heating with Ofgem?
The heat network’s operator and its supplier, not the contractor that maintains the plant. Ofgem has regulated heat networks since 27 January 2026, and networks already running must be registered by 26 January 2027. How are call outs and planned work charged?
The hourly rate is confirmed when you book. A call out is charged by the hour, and a return visit or further work is quoted first. Planned maintenance and larger jobs are quoted in writing after a site survey, before anything is booked.
Do you work on residential blocks as well as commercial buildings?
Yes, both: offices, shops and other commercial buildings, and residential blocks with communal heating, plant rooms and shared drains, across all of London.
