Why service it every year

Neos Engineering carries out annual boiler service acrossall of London from Camden, for businesses, landlords and homes. Gas Safe registered, City & Guilds qualified engineers, and a 12 month guarantee on the work.

Nearly every manufacturer makes the warranty conditional on an annual service by a Gas Safe registered engineer. Skip a year and the cover can lapse. The service also catches wear, a perishing seal or drifting combustion readings, while it is still a small job. Left until the boiler fails, the same fault costs more.

Two services, priced per boiler

  • Standard boiler service: at a home, from £120 + VAT (£144 inc VAT), per boiler; for a business, from £170 + VAT, per boiler
  • Full strip boiler service: at a home, from £180 + VAT (£216 inc VAT), per boiler; for a business, from £180 + VAT, per boiler

Both prices are per boiler, so each boiler in a building is priced on its own. The price depends on the boiler's make and model: tell us both when you book, and the office confirms your price.Materials, parking, the congestion charge and waste removal are extra where they apply.

What a proper service involves

A real service is measurement, not a visual once over:

  • Combustion check with a flue gas analyser
  • Flue inspection and integrity test
  • Seals, gaskets and condensate trap checked
  • System pressure and expansion vessel checked
  • Safety devices and controls tested
  • Components cleaned where the readings show it is needed

Landlords: the service and the CP12 do different jobs

The CP12 confirms the appliances are safe. The service keeps them working and inside warranty. A rental property needs both, and we can do both in one visit. We issuelandlord gas safety certificates, and how we work with portfolios is on our landlords page.

Boiler service and gas safety certificate together

Booked in one visit, a standard boiler service and a gas safety certificate are from £200 + VAT (£240 inc VAT), service and certificate for one boiler at a home, andfrom £200 + VAT, service and certificate for one boiler for a business. At a home that is £30 + VAT (£36 inc VAT) less than the two booked separately, £230 + VAT (£276 inc VAT).Each extra gas appliance on the certificate is £110 + VAT (£132 inc VAT).

If the service turns something up

Anything beyond the service itself is further work, and it is quoted before it goes ahead. A breakdown between services is aboiler repair. The record is public: 4.9 average from 229 reviews, onthe reviews page. For the rate right now,get a price. For coverage, see theareas we serve.

Boiler servicing, answered

How often should a boiler be serviced?

Once a year. Almost every manufacturer writes that into the warranty terms. An annual service by a Gas Safe engineer, with the paperwork to prove it, keeps the warranty valid.

What does a boiler service actually include?

A combustion check with a flue gas analyser, flue inspection, seals and gaskets, system pressure, expansion vessel and safety devices. If anything needs replacing, that is further work, and it is quoted first.

Is the price per boiler?

Yes, each boiler is priced on its own. At a home, a standard service is from £120 + VAT (£144 inc VAT), per boiler, and a full strip service is from £180 + VAT (£216 inc VAT), per boiler. For a business, a standard service is from £170 + VAT, per boiler, and a full strip service is from £180 + VAT, per boiler. The price is per boiler, and depends on the boiler's make and model, so tell us both when you book.

Is a boiler service the same as a landlord gas safety certificate?

No. The CP12 is a legal safety inspection: it confirms the appliances are safe, not that they work well. A service is maintenance. We can do both in one visit, and together they are from £200 + VAT (£240 inc VAT), service and certificate for one boiler at a home. Each extra gas appliance on the certificate is £110 + VAT (£132 inc VAT).

My boiler is only a year or two old. Does it really need servicing?

Yes. Manufacturer warranties typically require an annual service from the first year, and a missed one can void the remaining cover. The service is quick and protects the guarantee.

What happens if the engineer finds a fault during the service?

You are told what it is and whether it is urgent. The repair is further work beyond the service, so it is quoted first, and nothing is done until you agree.
