Recurring blockages have a cause

A drain that keeps blocking at a business has a cause, such as fat, wipes, limescale, tree roots or a damaged pipe. On acommercial drainage call out, Neos Engineering clears the blockage, finds out why it recurs and explains the finding. Fixing the cause is further work, and it is quoted before it goes ahead.

Across a portfolio, repeat blockages form a pattern you can budget for and fix.

From emergency call outs to a maintenance schedule

For buildings with known trouble spots we set up planned visits, agreed around the building itself. Blockages become a maintenance line instead of a string of emergencies. On a portfolio, a record of which drains block, at which sites, shows where planned visits or a repair would save the most call outs.

Who is responsible for the drains

In London, a drain pipe that serves only one property and sits inside its boundary is usually the owner's to maintain. Thames Water usually looks after pipes shared with neighbouring properties, pipes beyond the boundary, and the public sewers. In a block of flats, the drains inside the boundary that take waste from more than one flat usually fall to the freeholder or the management company. A tenant should report a blocked drain to the landlord or the letting agent first.Drain responsibility in brief, and who pays in a block of flats.

And 24 hour cover when it is an emergency

Drainage call outs are taken at any hour, every day of the year. We are based in Camden NW1, and when you ring, the office gives an arrival window for the building's address. The record is public: 4.9 average from 229 reviews, CHAS and SafeContractor accredited, 12 month guarantee on all works. Detail on our reviews page.

How a drainage call out is charged

At a business the first hour is£150 + VAT per engineer (weekdays, 8am to 5pm) and £290 + VATout of hours (evenings, nights and weekends). That hour pays for the call out and for finding the fault, and the time after it is charged by the hour. Materials, parking, the congestion charge and waste removal are extra where they apply. Fixing the cause, or a schedule of planned visits, is quoted before it is booked.

Urgent bathroom fault, same visit fix

Emergency plumbing · E9 · August 2025

An urgent bathroom problem in Hackney. The office found an engineer to attend as soon as possible, and the fault was fixed on that first visit rather than booked back in.

Stop paying for the same blockage

Tell us which drains keep blocking. The call out is charged by the hour, and fixing the cause, or a maintenance schedule, is quoted first.

Commercial drainage, answered

The same drain blocks every few months. Can you actually stop it?

Usually, yes. A drain that keeps blocking has a cause. We clear it and find out why it recurs. Fixing the cause is further work, so it is quoted before it goes ahead.

What does scheduled drainage maintenance involve?

Planned visits to the drains that give trouble, on a schedule agreed around the building. The aim is to clear them before they block, not after.

Do you cover drainage emergencies overnight and at weekends?

Yes, 24 hours a day, 365 days a year. We are based in Camden, and the office gives you an arrival window for the building when you call.

Can one firm handle drainage across a whole portfolio?

Yes. One number for every building, and a record of which drains recur so the fix can be planned across the portfolio.

How is commercial drainage priced?

A drainage call out is charged by the hour. From £150 + VAT per engineer for the first hour, which covers the call out and finding the fault. After that the visit is charged by the hour, with materials and parking added where they apply. A return visit or further work is quoted first. Maintenance schedules and portfolio work start with a site survey and a written quote.
