Planned maintenance around the plant
The schedule follows the equipment in each building: servicing, safety checks and readings at set intervals, with any plant close to the end of its working life pointed out when we find it.
Communal boilers and the landlord check
Where flats in the block are rented, the communal gas boiler that heats them needs the yearly landlord gas safety check, even though it sits in a plant room and not in a flat. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 reaches an appliance serving a let home where the landlord owns or controls it, or where it is in a part of the building the landlord has an interest in. HSE says a boiler shared by several homes must be maintained by a Gas Safe registered engineer and included in that yearly check.The landlord check on a communal boiler.
Replacing a communal boiler
In England, if replacing a communal boiler will cost any one leaseholder more than £250, the landlord has to consult the leaseholders first under section 20 of the Landlord and Tenant Act 1985. Without that consultation, or a dispensation from the property tribunal under section 20ZA, the landlord can usually recover no more than £250 from each leaseholder for the works. Can you take over a block from our existing contractor?
Yes. We survey the building first, record the plant and its condition, and quote a maintenance schedule from there.
What happens when a block loses heating or hot water?
Call the 24 hour line. A failed communal boiler takes heating from every household, so it is treated as an emergency. You get an arrival window when you call.
Do you look after the drains in a block as well as the heating?
Yes. We clear communal drains in residential blocks and trace blockages that keep coming back, as well as looking after the plumbing and the plant room. Drains inside the block’s boundary that serve only that building are usually the freeholder’s to maintain, and Thames Water usually looks after shared sewers beyond it.
Will your engineers deal with residents directly?
Yes. The office arranges access and the engineers keep residents informed on site.
How is pricing handled on block work?
The hourly rate is confirmed when you book. A call out is charged by the hour, and a return visit or further work is quoted first. Larger jobs get a written quote setting out the scope, and nothing proceeds until you agree it.
