The legal position
Under the Gas Safety (Installation and Use) Regulations 1998, every gas appliance and flue in a rented property must be checked once a year by a Gas Safe registered engineer. The record is the CP12. Tenants get a copy within 28 days, new tenants before they move in, and the record is kept on file.

Access: we deal with the tenant
The hard part of a CP12 is access, not the inspection. Give the office the tenant's details and we agree the visit with them directly; reviewers regularly mention it. After the visit the certificate is emailed to you.

Is a landlord gas safety certificate a legal requirement?
Yes. The Gas Safety Regulations 1998 require an annual check of every gas appliance and flue in a rented property by a Gas Safe registered engineer. The record is the CP12.
Can you arrange access with the tenant directly?
Yes, that is the normal arrangement. Give the office the tenant’s contact details and we agree the visit with them. You are only pulled in if the tenant cannot be reached.
What does the engineer check during a CP12 inspection?
Every gas appliance and flue: gas tightness, operating pressure, safe operation, flue flow and termination, ventilation and safety devices. It is a safety inspection, not a service.
When should I book the renewal?
Any time in the two months before the current certificate expires. Renewing in that window keeps the original expiry date, like an MOT, so booking early costs you nothing.
What happens if an appliance fails the check?
The defect is recorded on the certificate and explained in plain terms. A dangerous appliance is not left in use. Remedial work is further work beyond the check, and it is quoted first.
